Project scope
• Reconfigure lower level floorplan to combine several small, dark rooms into larger spaces with more interior light
• Relocate bath, create new staircase, new pantry
Challenges
• Maintain structural stability while relocating load-bearing walls
• Expand front entrance to accommodate larger door unit
• Dramatic change in floorplan was difficult for client to visualize
• Unforeseen dry rot in framing timbers, plus termite damage
Solutions
• Front door unit with arched transom provides more interior light, improves facade; arched detail became design theme repeated in renovation
• Recycled windows by re-using them elsewhere in renovation to help keep costs down
• Replaced and repaired damaged framing timbers
• Worked closely with architect and structural engineer to develop solutions for permanent relocation and/or removal of load bearing walls
• Discussed design drawings in detail with client to ensure satisfaction with result
Outcome
• Gorgeous craftsman interior with deep crown moldings. New open floorplan lets in plenty of natural light complemented by ambient lighting design. Larger, open rooms create integrated living space with better traffic flow.
