6. Second Floor Addition
Project scope
• Single story house, constructed circa 1910, attic entirely constructed from 2 x 4s (ceiling joists, rafters, etc.)
• Intensively engineered to ensure support for new loads
• Added 27 new footings and piers in basement
• First floor of house fully protected while second floor was added
• Second floor installed under the high pitched roof, maintains the original height of the house
• Addition and renovation maintain original craftsman character of the house
• New permanent staircase
• Skylights
• New windows match original windows
• Project added 900 sq. ft. to house including a new master suite (bedroom, his & her closets, luxury bathroom with separate Jacuzzi tub and shower) and guest bedroom/studio
Green aspects
• Project has been certified as an EarthCraft Renovation
• High efficiency heat pump for second floor
• Icynene spray foam applied to all of roof line and end walls, second floor fully sealed
• Hot water recirculation pump installed
• High performance windows
